What changed

  • The 2016 renderings showed a proposed 148-room hotel with a palette of brick and copper-toned metal panels, a double-height lobby lounge, and a blocky western mass with the main entrance under a porte cochere.
  • By September 2016 the timeline shifted to an early-2017 construction start.
  • The hotel opened in May 2018, during Kentucky Derby week, and remained in operation as of August 11, 2026.
  • Marriott's current listing identifies 156 rooms, eight more than the 148-room 2016 proposal.
  • Construction used modular units built off site in Liverpool, Pennsylvania and craned into place. That is delivery context, not itself a visual change from the renderings.

Why it changed

The schedule shift is on the record. In September 2016 the reasons given were aligning completion with the Kentucky International Convention Center's summer 2018 reopening, coordinating with the NuLu streetscape work, and needing more time for construction documents and TIF financing. The change in room count is documented but not explained. No source reviewed ties the final count to a stated design reason.
