Humana Building hotel conversion

500 West Main Street, Louisville, KY 40202

Poe Companies has proposed converting the Humana Building into a hotel and adding a glass tower beside it. The February 2026 announcement described a letter of intent rather than a completed acquisition. A 2027 groundbreaking and delivery three to four years later are developer projections, not a verified construction schedule.

What changed

  • Poe Companies announced a letter of intent in February 2026 for a proposed adaptive reuse of the vacated 1985 Humana Building and a new adjacent hotel tower.
  • The renderings show an approximately 1,000-room, convention-oriented program with a ballroom, meeting space and a rooftop pool; the room count remains an announced estimate rather than a permitted final count.
  • The announced $600 million to $700 million range is a developer estimate, not a final financed construction cost.
  • The reported 2027 groundbreaking and three-to-four-year delivery period are developer projections.
  • As of August 11, 2026, no construction start had been verified.

Why there is nothing to explain

There is no completed project to compare yet. This entry records a contingent February 2026 proposal and should not be read as evidence that the acquisition, financing, approvals or construction have been completed.
