What changed

  • Florida East Coast Realty has long proposed a full-block mixed-use project at 100 S. Biscayne Boulevard, the FECR/Vitas Tower site. It is a different property from the former Miami Herald site at One Herald Plaza.
  • FECR's current page describes a mixed-use project exceeding three million square feet. Earlier concepts were credited to Kohn Pedersen Fox and ODP Architecture and Design, but no current source reviewed confirms that either remains responsible for a finalized latest design.
  • A total demolition permit for the 19 story former Vitas Tower building on the site was approved March 27, 2024 and issued June 25, 2024.
  • Demolition of that structure and the surrounding block was still in its final phases as of reporting from March 2026.
  • No verified vertical construction start, financing announcement, finalized current height or story count, or confirmed current architect for the supertall was found in the August 2026 audit.
