Every big project starts as a picture. A tower with a museum in the middle of it. A park with a pier. A street with trees down the median.

Some of those pictures come true. Some come true smaller. Some never come true at all, and the reasons are usually money, soil, code, or a tenant who walked. This is an archive of both halves: 64 projects in 33 cities across 10 countries.

This is a global archive, with projects across the United States and around the world. Louisville is the original field-photography set. Project pages use first-party or explicitly reusable photography when available, with live location evidence as the fallback. We link to each original rendering, with credit, instead of reproducing someone else's work. How this works.

Allegiant Stadium

MANICA's black, domed stadium design, adapted in part from an earlier unbuilt Los Angeles-area proposal, was built largely as rendered. Completion and occupancy certification were recorded on July 31, 2020; the Raiders' first regular-season game there was September 21, 2020, without spectators because of COVID-19. Rounded published figures place the project at about $1.9 billion against an approximately $1.8 billion budget.

Frank Gehry's 2003-2006 arena concept and the SHoP Architects/Ellerbe Becket replacement unveiled in 2009 are separate comparison baselines. The built arena opened September 21, 2012, and its weathered-steel exterior closely matches the 2009 replacement design.

Terminal 1, designed by gmp Architekten, opened October 31, 2020, nine years after its original October 30, 2011 target. Fire and smoke-control failures were central, but design changes, permitting, wiring, construction defects, and management problems also contributed to the repeated delays.

Central Park Tower (Nordstrom Tower)

Extell's principal released scheme called for a 1,550-foot tower without a spire, and the completed Central Park Tower has a 1,550-foot architectural height. The tower topped out in 2019, Nordstrom opened its store that October, residents began moving in during 2020, and building completion is generally recorded in 2021.

Climate Pledge Arena

The redevelopment preserved the landmarked 1962 roof while excavating roughly 600,000 cubic yards beneath it and rebuilding the arena bowl. The completed venue followed the preserve-the-roof concept and later received International Living Future Institute Zero Carbon Certification.

Kansas City voters approved a single terminal to replace three 1972 terminals. SOM's 1.1 million-square-foot, 39-gate terminal opened on February 28, 2023; the design allows expansion to 50 gates.

LaGuardia Airport Terminal B

Terminal B was one major component of the wider LaGuardia redevelopment announced in 2015; airport-wide renderings did not all depict this terminal alone. Terminal B opened in phases beginning in 2018, its new headhouse opened in June 2020, and the last new gates and overall terminal completion followed in January 2022.

Little Island at Pier 55

Pier 55 was announced in 2014 with an initial estimate that later rose as the project was delayed and developed. Little Island opened in 2021 with Heatherwick Studio's raised concrete-pot concept; independent opening coverage reported a final cost of about $260 million.

Lusail Stadium

Foster + Partners won the design competition in 2015 and released renderings of an approximately 80,000-seat, gold, bowl-inspired stadium in 2018. Construction completion was announced in November 2021, while the first major public match and formal opening event followed in 2022. The Qatar Football Association currently lists 88,966 seats; the proposed post-World Cup reduction to 40,000 had not been delivered by late 2025.

Announced in 2017 at 10,000 seats, Lynn Family Stadium opened for play on July 12, 2020 with 11,700 fixed seats and a 15,304 maximum event capacity that includes standing room. The first match was played without spectators because of COVID-19 restrictions.

Newark Terminal A officially opened for operations on January 12, 2023. The Port Authority described a $2.7 billion, one-million-square-foot, 33-gate program, with additional gates opening in later 2023 milestones; it received Skytrax recognition in 2024.

Tod Williams Billie Tsien's 2017 stone museum-tower concept drew sharp criticism, including attributed comparisons to a prison. Contemporaneous coverage described a January 2018 revised submission in the context of criticism and Jackson Park advocacy, but that does not establish that every change was caused by those objections. The center was dedicated June 18, 2026, and opened to the public June 19.

The 30-story hotel and residential tower was announced in 2015 and opened March 6, 2018. Current official sources list 612 hotel rooms and 226 residences, while the general contractor lists 225 apartments.

Phase one of PDX's ZGF-designed main-terminal expansion opened August 14, 2024 beneath a nine-acre mass-timber roof. A second and final phase opened later; current project reporting describes the approximately $2.15 billion expansion as complete.

REX won the performing-arts-center competition in 2014 with a luminous marble cube over a reconfigurable interior. The completed building opened to the public on September 19, 2023, clad in nearly 5,000 translucent marble tiles as designed.

Seattle Convention Center Summit Building

The 1.5-million-square-foot, six-level Summit addition opened with an official celebration on January 25, 2023. Seattle Convention Center and LMN describe it as North America's first vertical convention center; that is a project marketing description rather than an independently standardized category. Published cost figures are rounded to about $1.9-$2 billion depending on source and scope.

Battersea Power Station

Station A closed in 1975 and Station B in 1983, after which the power station remained vacant through several failed redevelopment schemes. Rafael Viñoly Architects' 2008 master plan was approved in 2011, and WilkinsonEyre's conversion of the power station building opened to the public on October 14, 2022. Development across the wider 42-acre master-plan site continued after that opening.

Colonial Gardens

The 2017 plan estimated a $5 million redevelopment. The first venues opened in 2019, B.A. Colonial opened as the final restaurant on April 23, 2021, and later reporting put the completed redevelopment cost at $6.7 million.

Frank Gehry's original design used 80-foot steel tapestries depicting Kansas farmland. After family objections, congressional scrutiny, and multiple federal reviews, NCPC denied preliminary approval to the submitted design in April 2014 and approved a revision that October. The completed memorial's tapestry depicts the Normandy coast in peacetime; the memorial was dedicated and opened to the public September 17, 2020.

A 2014 rendering showed wider sidewalks, a bike lane, street trees and a median on East Market. Louisville officials announced the roughly $12 million project's completion in February 2026, sixteen years after the concept began.

Little Caesars Arena opened on September 5, 2017 and broadly matches its design. The wider $2.1 billion District Detroit vision released in 2014 has been delivered in pieces and repeatedly revised, including through a ten-project community-benefits plan and later housing changes.

The eight-petal retractable roof was built but its automation was incomplete when the stadium opened in 2017. After further work, it became routinely operational on July 25, 2018 and opened in about eight minutes, within the supported target of less than ten minutes.

One Vanderbilt (SUMMIT observation deck)

A 2014 projection put One Vanderbilt as high as 1,514 feet. The tower opened in September 2020 at an architectural height of 1,401 feet to the spire, about 113 feet lower than that projection; SUMMIT opened separately on October 21, 2021. No direct explanation for the height change was found in the reviewed sources.

Libeskind's 2003 concept was an asymmetrical tower with a rooftop lattice, wind turbines, and sky gardens. The completed David Childs/SOM tower retained the symbolic 1,776-foot height and master-plan context but adopted a symmetrical glass form after security-driven redesign.

Pacific Park (originally Atlantic Yards)

The approved Atlantic Yards/Pacific Park plan contemplated roughly 6,430 residential units, including 2,250 affordable units, across 16 towers plus the arena. Much of Gehry's original design was replaced, and the wider project remains unfinished. Empire State Development held four public workshops from fall 2025 through spring 2026 to reconsider the remaining redevelopment.

HKS's canopy and Infinity Screen were delivered as designed. By August 2026, the field conversion for the World Cup had been completed, including raising and widening the playing surface and removing or reconfiguring lower-bowl seating to meet FIFA dimensions.

The Shed (originally Culture Shed)

The Shed opened April 5, 2019 with the retractable outer shell shown in its developed design. Its offices and support spaces are integrated into the base of adjacent 15 Hudson Yards, an arrangement Diller Scofidio + Renfro describes as preserving the cultural building's above-ground volume for art.

Wisconn Valley Science and Technology Park (Foxconn)

Foxconn and Wisconsin officials announced a $10 billion Gen 10.5 LCD factory and 13,000 jobs in 2017. The original WEDC contract offered up to $2.85 billion in state performance-based incentives; broader state and local public costs were separate. The LCD plan was not delivered, but WEDC verified 1,242 jobs and nearly $717 million invested by the end of 2024, and Foxconn announced a further investment and jobs commitment in November 2025.

California High-Speed Rail, Fresno Station

California voters approved bond funding in 2008 for a high-speed rail system connecting San Francisco with Los Angeles and Anaheim. Civil construction is active on portions of the Central Valley alignment, but Fresno's passenger station remains unbuilt. The 2026 Final Business Plan provides forecast schedule and cost ranges while identifying remaining funding needs rather than treating the full Merced-to-Bakersfield passenger-service scope as fully funded.

Forest City

Forest City was announced in 2016 as a 20-year master plan targeting 700,000 residents across 1,600 hectares of reclaimed islands. A much smaller footprint was developed. Reporting in 2023 estimated roughly 8,000-9,000 residents or occupants, but that dated figure is not a verified 2026 population and sources vary in whether they count permanent residents, occupants, or registered owners.

In February 2026, Poe Companies announced a letter of intent and a proposed adaptive-reuse plan for Michael Graves's Humana Building, paired with a new hotel tower. As of August 11, 2026, no construction start had been verified and the transaction and development remained contingent.

NuLu Crossing has changed scope across several iterations: a 2021 version was reported around $78 million with 125 apartments, while a later whole-project investment listing reached $255.3 million. In January 2026 a shell-only permit for NuLu Crossing West, reported around $30 million, was approved; permit approval is not evidence of a verified groundbreaking.

Sagrada Familia

Construction has continued toward reconstructed interpretations of Gaudí's design for more than 140 years. Completion of the cross on the Tower of Jesus Christ in February 2026 finished the six central towers, not the basilica as a whole. The Glory Facade and other work remain under construction, and the foundation lists overall completion as date to be determined.

Salesforce Transit Center (Transbay Transit Center)

The transit center opened in 2018 serving buses while its underground train box awaited The Portal rail extension. The Portal remains unbuilt, but it is no longer accurate to call it unfunded: TJPA announced a $3.4 billion federal commitment in January 2026 and said the project was more than two-thirds funded, with engineering and preconstruction work continuing.

The New SLC, budgeted at approximately $5.1 billion, has opened in stages since September 2020. Four Phase 4 gates opened in July 2026; as of August 11, seven final gates and six concessions were scheduled for October 27, 2026.

Songdo International Business District

Songdo IBD was planned on reclaimed land with an original 2015 completion target. Published claims that it is about 86 percent complete with a 2030 target are reported estimates, not audited current facts. A cited population near 167,000 appears to describe the wider Songdo or administrative district rather than the smaller IBD geography.

Arlington County approved PenPlace, Amazon's second HQ2 phase, in April 2022, including The Helix. Amazon paused the phase before vertical construction, and in June 2026 was reported to be exploring temporary uses for the still-vacant site. The site-plan approval remains active through June 30, 2028.

The master plan's Western Yard called for residential towers, an office tower, green space, and a school. Related and Wynn abandoned their later casino proposal in May 2025 after local opposition. The Western Yard remained unbuilt as of the August 2026 audit, with no verified construction start for a replacement plan.

Oceanwide Plaza

Construction on Oceanwide Plaza halted in January 2019 amid a financing shortfall, unpaid work and liens, leaving three unfinished towers. On July 20, 2026, a bankruptcy court confirmed a liquidation plan that cleared a path for a proposed $470 million sale; as of August 11, 2026, the audit had not verified a closing or construction restart.

The Line

The Line was announced in 2021 as a 170-kilometer mirrored linear city with a 1.5-million-resident 2030 target. Independent reporting later described a roughly 2.4-kilometer initial segment and a reduced 2030 population target of about 300,000. In May 2026, Semafor reported that work had been halted until after 2030; as of the August 2026 audit, the project is stalled rather than formally cancelled.

Boston's revised 2024 Olympic bid proposed a temporary 69,000-seat stadium at Widett Circle. Boston 2024 released venue concepts and bid documents, but the city and the U.S. Olympic Committee ended the bid on July 27, 2015 before a stadium design advanced to construction.

Chicago's 2016 Olympic bid proposed an 80,000-seat temporary stadium in Washington Park that would largely be dismantled after the Games. Chicago was eliminated with 18 votes in the first round of IOC voting, and the proposed stadium was not built.

Chicago Spire (Fordham Spire)

A 2,000-foot spiral tower designed by Santiago Calatrava entered foundation work in 2007. Work stopped in 2008, and the proposal was finally extinguished through the 2014 bankruptcy and site-transfer settlement. A separate two-tower development, 400 Lake Shore, is now under construction on the site.

Nakheel Tower

Nakheel unveiled a conceptual four-tower, sky-bridge-connected structure in October 2008, planned to exceed 1,000 meters. In January 2009, Nakheel publicly announced a one-year suspension of work amid the financial downturn. The project did not resume and remains recorded as cancelled, but a direct source for the often-cited December 2009 formal-cancellation date was not found in the audit.

Foster + Partners proposed replacing seven levels of historic stacks with a glass circulating library. Amid opposition and feasibility and cost concerns, NYPL announced a revised strategy on May 7, 2014 and did not proceed with the Central Library Plan.

Oakland Waterfront Ballpark District at Howard Terminal

A waterfront ballpark and mixed-use district was proposed for Howard Terminal. A January 2023 denial of a requested $182 million federal transportation grant was one infrastructure-funding setback amid unresolved negotiations; the Athletics then pursued Las Vegas and the Oakland design was not built.

SkyRise Miami

The proposed 1,000-foot observation and entertainment tower did not advance to vertical construction. Developer Jeff Berkowitz later said the project had been abandoned in 2020 when financing appeared unattainable; the cancellation was announced publicly in June 2021.

West Side Stadium (New York City 2012 Olympic Bid)

The approximately $2.2 billion stadium was proposed over the West Side rail yards for the Jets and New York's 2012 Olympic bid. In June 2005, the required funding package failed to receive unanimous Public Authorities Control Board approval, and the site later became Hudson Yards.
